However, it’s important to treat this as a commercial trade-off rather than a standard “rule”. The key questions to ask are: Is it mandatory? If yes, what level of assets are required, and for how long? What are the costs? Investment management fees and platform charges can materially change the total cost, even if the mortgage rate looks attractive. What happens if you move assets later? Some arrangements can change pricing or trigger a review if assets leave.
Many high net worth borrowers can still access strong mortgage solutions without moving investments, particularly through specialist lenders or mainstream lenders with tailored underwriting.
