That means if you’re aiming for a £300,000 mortgage, you’d likely need an income in the region of £67,000–£75,000 (300 ÷ 4.5 ≈ £66,700). Yes - a salary of £30,000 can be sufficient to get on the property ladder, but it will depend on the value of the home, deposit amount and borrowing multiple. For example, borrowing 4.5× income would give about £135,000 on a £30,000 salary. At Hearthstone Mortgages we work through affordability calculators with you, taking into account monthly outgoings, interest rate stress tests and deposit size to see what is feasible, it’s not simply about minimum salary.
No, the notion of “50% off” for first-time buyers is misleading. While first-time buyers in England may benefit from stamp duty relief on properties up to a certain value (for example no Stamp Duty Land Tax on homes up to £300,000) and there are special government-schemes (eg First Homes Scheme)  these are not blanket 50% discounts across the board.
