As a general rule, UK lenders will typically advance around 4 to 4.5 times your annual income when assessing what you might borrow for a mortgage.  That means if you’re aiming for a £300,000 mortgage, you’d likely need an income in the region of £67,000–£75,000 (300 ÷ 4.5 ≈ £66,700). At Hearthstone Advisory Limited we always remind first-time buyers this is a rule of thumb — your actual income requirement may be higher or lower depending on deposit size, other debts, credit score and lender criteria.
Yes - a salary of £30,000 can be sufficient to get on the property ladder, but it will depend on the value of the home, deposit amount and borrowing multiple. For example, borrowing 4.5× income would give about £135,000 on a £30,000 salary. At Hearthstone Mortgages we work through affordability calculators with you, taking into account monthly outgoings, interest rate stress tests and deposit size to see what is feasible, it’s not simply about minimum salary.
No, the notion of “50% off” for first-time buyers is misleading. While first-time buyers in England may benefit from stamp duty relief on properties up to a certain value (for example no Stamp Duty Land Tax on homes up to £300,000) and there are special government-schemes (eg First Homes Scheme)  these are not blanket 50% discounts across the board. At Hearthstone we explain clearly which schemes you may qualify for and how these impact affordability and choice.
Typically lenders will allow first-time buyers to borrow around 4 to 4.5 times their income as a starting benchmark. Some lenders may offer higher multiples (5× or more) in specific circumstances, for example high deposit, strong credit or professional income.
