What lenders really care about is whether they can confidently assess affordability and risk based on the evidence available. That means your ability to service the mortgage now and in the future, the stability of your income sources, your overall liabilities, and the strength and traceability of your deposit or equity.
Typical profiles include: senior professionals with large bonuses, business owners taking dividends, partners with drawings, investors with multiple properties, applicants with overseas income, and buyers with significant investment portfolios. Some applicants have a relatively low “headline” salary but meaningful assets or investment income, which can shift the lender route.
The fastest way to confirm whether an HNW approach is right is a short review of your income breakdown, asset schedule, liabilities, desired loan size, and preferred mortgage type. That avoids forcing a complex case through a standard lender process that doesn’t reflect how your finances are structured.
