High net worth mortgage applications often require more documentation than standard cases because income and assets can be more complex. The aim is to give the lender a clear, verifiable picture of affordability, stability, and the origin of funds, without gaps that trigger repeated underwriting questions.
Common documents include:
- ID and address: passport or driving licence and proof of address.
- Income evidence: payslips and P60s for employed; accounts, SA302s and tax year overviews for directors; partnership accounts for partners; bonus/commission history where relevant.
- Bank statements: personal statements, and sometimes business statements depending on structure.
- Assets: investment statements, pension valuations, property portfolio schedule, evidence of liquidity.
- Liabilities: loans, credit, other mortgages, school fees, maintenance.
- Deposit/source of funds: statements showing build-up, sale evidence, gift letters and a clear funds trail.
If you want interest-only, lenders will also request evidence of your repayment strategy. If your case involves overseas income or overseas assets, expect additional verification and potentially translations. Preparing a well-organised “case pack” early is one of the simplest ways to speed up underwriting and reduce delays.
