Lenders generally assess part-and-part in two ways. First, they check that you can afford the repayment portion under stress testing. Second, they require a credible repayment strategy for the interest-only portion. That strategy might involve investments, sale of another property, pension lump sums (subject to age/policy), or other accessible assets. Evidence matters, and lenders can be conservative, especially when the loan is large.
Part-and-part can also align with real-life planning. For example, you may want to maintain liquidity for business investment, preserve cash buffers, or manage cashflow while expecting a future asset event (sale of an investment property, liquidity event, planned portfolio drawdown). It’s also a way to reduce risk if you don’t want pure interest-only.
The key is choosing a lender whose criteria suits your desired split, LTV, and repayment strategy. Getting the structure agreed early avoids wasted time applying to lenders who will only consider full repayment or who won’t accept your intended repayment plan.
