The main factors that influence borrowing capacity include:
- Income structure and evidence: salary, bonus, commission, dividends, rental income, overseas income and the track record for each.
- Commitments: other mortgages, loans, credit, school fees, childcare, maintenance and lifestyle commitments.
- LTV and deposit size: lower LTV generally improves lender choice and may increase underwriting flexibility.
- Property type: listed buildings, unusual construction, high acreage or mixed use can reduce options.
In HNW lending, the “needle mover” is often lender selection. Some lenders average variable income; others take a percentage; some consider retained profits; others don’t. If your profile is complex, a bespoke underwriting route can produce a more realistic borrowing figure than a standard online calculator.
The cleanest way to get a credible answer is to review your income breakdown and liabilities against specific lender policies. That avoids assumptions and reduces the risk of delays once you are in a chain.
