Most UK lenders prefer at least two years of accounts for company directors and business owners, although the exact requirement varies depending on the lender, the complexity of the case, and how stable the business income appears. Some lenders may accept one year in limited circumstances (for example, where there is a strong track record in the same industry and clear evidence of current trading), but this is less common and can reduce lender choice.
Typically, lenders use accounts to understand:
- Profitability and consistency over time.
- Your share of income (based on shareholding and drawings).
- How dividends and salary relate to business performance.
- Whether income is sustainable under stress.
Alongside accounts, lenders often request SA302s and tax year overviews, and sometimes an accountant’s reference. If your income includes retained profits or multiple businesses, underwriting becomes more detailed and lender selection becomes even more important.
If you are short on accounts history, it helps to prepare a stronger supporting pack: up-to-date management figures, business bank statements (where required), and a clear narrative explaining the business model and income stability. That can help the right lender take a sensible view, but it still must fit policy.
