Some UK lenders do accept foreign currency income, but it is usually assessed more cautiously than UK income. The main reason is exchange rate risk. If your income is paid in a foreign currency and that currency weakens against GBP, your effective income in pounds falls even if your salary stays the same.
Where foreign currency income is accepted, lenders may apply a “haircut” (a discount) to the income to allow for currency movements. They may also prefer major currencies and apply tighter rules for currencies viewed as more volatile. Underwriters typically request a stronger evidence pack too, such as contracts, payslips, tax documents, and bank statements showing consistent receipt of income.
Lenders also consider residency and tax position. If you live abroad, the case can be treated as an expat or non-resident mortgage, which may reduce maximum LTV and increase documentation requirements. If you have GBP assets or a significant GBP cash buffer, that can sometimes strengthen the overall risk profile, but it won’t remove the lender’s need to stress-test affordability.
For high net worth borrowers, foreign income can often be placed successfully with the right lender route, but the key is targeting lenders with established policies for foreign currency cases and preparing the evidence early to avoid delays.
