Do private banks lend to property investors?

They can do, but it depends on the private bank and the investor’s overall profile. Some private banks are comfortable lending to property investors, especially where the borrowing forms part of a wider relationship and the investor has strong liquidity, substantial assets, and a coherent portfolio strategy. Others may limit exposure to investment property, prefer residential lending only, or apply tighter controls depending on market conditions.

Private bank lending can be attractive for investors when you need larger loan sizes, bespoke underwriting, or flexible structures such as interest-only (with a credible repayment plan). It can also be helpful where income is complex and doesn’t fit standard buy-to-let models, for example business owners with multiple income streams or overseas elements.

However, it’s important to compare private bank options against specialist buy-to-let lenders. Specialist lenders often have clearer portfolio underwriting processes and may offer better alignment with common investor scenarios such as limited company ownership, HMOs, multi-unit blocks, or portfolio refinancing. Private banks may also expect assets under management or other relationship requirements, which can alter the true total cost.

The best route depends on the structure of your portfolio (personal vs company), property types, desired LTV, and whether you’re purchasing, refinancing, or raising capital. Choosing lenders that support your strategy is usually more valuable than chasing a single headline rate.
